Summer is here and, the FOR SALE signs are sprouting in front yards all over the place. The bad news is with all the homes for sale it is a buyers’ market. “Fixer Uppers” do not stand a chance in this market. Homebuyers are in charge and they want a home in good condition. We are not talking about just a home with some paint slapped up on the walls or a few touch-ups here and there. Wall dings, ceiling stains, and sloppy paint jobs just will not do. Here are a few suggestions to help you win over every client that comes through your front doors.

Outdated Wallpaper

Old wallpaper is an immediate turnoff for a prospective client. Most are thinking of what it will take to remove or paint over that wallpaper. We do not want our prospective client thinking of reasons not to buy. Rather, to avoid losing doubts, prep and paint over that old wallpaper with a nice neutral color.

Wood Paneling

Wood Paneling is nice but it is so 10 years ago. With the old becoming new (or retro) you can take the 10 year old wood paneling and make it today. My suggestions… paint over it or remove it. Removing it may cost a pretty penny but you will definitely get your money back if you are able to close the deal. Now if you decide to paint over it, it can come out quite nice. The choice is up to your pocket.

Surface Damage

Wall dings, ceiling stains, and pet damage can be a real turn off to the eye as well as the nose. These areas should be repaired and / or cleaned before showing your home to perspective clients. This may help to win your prospective buyer off the bat. If you decide not to, you may not lose your buyer right away but you run the risk of them finding another house where the homeowner choose to fix those dents and dings.

The Power of Paint

Many choose colors that reflect their style but when choosing colors for potential buyers, it is best to go with a neutral color palette. Light colored paint with warm tones can help brighten up the rooms. These warm colors invite buyers to image their own belongings inside the home.
